- Water pools against the garage door or foundation after rain. A driveway that slopes toward the house is sending water where it does the most damage. In Los Angeles, the problem is often a base that settled after the original pour or paver install. We fix the grade, not just the surface.
- Cracks wider than a quarter inch run through the slab. Hairline cracks are cosmetic. A quarter-inch crack that runs edge to edge means the slab has already moved, and it will keep moving. The fix is section replacement or full replacement, depending on what the subgrade shows.
- Pavers are sinking, tilting, or separating from the edge restraint. When the edge restraint fails, the whole paver field starts to walk. You’ll see gaps opening at the border first. This is a base compaction issue, and no amount of joint sand will hold it together.
- You can see the aggregate, or the surface is spalling and flaking. Spalling is the top layer of concrete breaking away, usually from a bad mix, over-troweling, or freeze-thaw cycles. In Los Angeles it’s more often sun and salt exposure. The surface is compromised and water is getting in.
- The driveway has multiple patch materials or color mismatches. A driveway that’s been patched three times is a driveway that needs replacement. Every patch is a different color, a different cure, and a different failure point. The money spent patching would have gone further toward a proper rebuild.
