  • Shingle blistering and granule loss on Timberline HDZ. Blisters form when trapped moisture in the shingle mat expands under direct sun. On Los Angeles south-facing slopes, the surface temperature of an asphalt shingle can exceed 160°F for hours in August. If the attic ventilation is undersized, the shingle cooks from both sides. We see this pattern more in the San Fernando Valley than in coastal neighborhoods, and the fix is usually new ventilation plus a shingle replacement, not another layer over the old problem.
  • Wind-lifted shingle tabs and nail pull-through on Timberline NS. The NS line is an economy shingle with a shorter adhesive bond. After a Santa Ana event in Los Angeles with 50 to 70 mph gusts, we regularly find tabs that lifted and never resealed. The nail heads hold, but the shingle tears through around them. Repair means resealing where the tab is intact and replacing where it’s torn. After 8 to 12 years we see surface cracking and color fade on south and west exposures. A cracked TruSlate tile should be replaced individually. A full slope of cracking likely means the original installer didn’t account for thermal movement, and we’ll price the section replacement accordingly.
  • Plumbing vent boot seal failures on any GAF asphalt system. The rubber collar around the vent pipe dries out and splits under LA sun. Water follows the pipe down through the decking. This is a classic small fix that gets ignored until the ceiling stain appears. The repair is under $500 in most Los Angeles homes. The ceiling repair it eventually requires is not.
