ECO Window Systems Construction in Miami, CA | Rowan Construction Group

We provide independent ECO Window Systems construction service across Miami, and the one thing that separates our work here from everywhere else is the HVHZ paperwork: every window we install must carry a valid Miami-Dade County Notice of Acceptance (NOA), and we match the anchoring, flashing, and product approval to Miami’s code rather than the manufacturer’s generic instructions. That’s the part most out-of-state crews get wrong on their first Miami job. Call (470) 298-9650 for a written price before any work starts.

Why Miami Residents Choose Us for ECO Window Systems Service

We know this brand’s failure points before we arrive. ECO Window Systems has real strengths in the mid-range and impact-rated segments, but Miami’s environment punishes specific components in ways you won’t see in Orlando or Tampa. Our crews have pulled failed balances, corroded impact locks, and clogged weep holes out of ECO windows in Hialeah, Little Havana, and Edgewater, and we can tell you what’s worth repairing versus replacing based on what we’ve actually seen in the field.

We’re ECO Window Systems sales & service specialists, but we are not manufacturer-affiliated or authorized. That matters because we make parts decisions based on what holds up in Miami, not what the factory shipped. Grant Rowan, our owner, trained in construction technology at Los Angeles Trade-Technical College and has spent two decades on residential and light commercial work before founding Rowan Construction Group in 2007. The estimating discipline he learned there is why we put a flat written price in front of you before anyone picks up a tool.

Common ECO Window Systems Construction Problems We Solve in Miami

Common ECO Window Systems Construction Problems We Solve in Miami

This is the list of things we see repeatedly across Miami service area homes:

  • ECO 5000 Series balances failing from salt-air corrosion. Near the coast in Brickell and South Beach, the humidity and salt spray attack the balance hardware inside the jamb. After three to five years, sashes slam shut or refuse to stay up. We replace these with genuine factory balances when HVHZ test retention is involved, but we stock Galva-Paint epoxy-coated anchors and stainless trim screws because they outperform OEM in salt air.
  • ECO 7000 Series rollers grinding on limestone dust. CBS construction is everywhere in Miami, and fine limestone dust from the block walls settles into the slider tracks. The rollers clog, the track grinds, and the window sticks. During any remodel in Hialeah or West Miami, we flush and re-lubricate the tracks as standard practice, not an add-on.
  • ECO 9000 impact casements with blocked weep holes. Wind-driven rain and sea spray push salt residue into the weep holes, and once they clog, water pools inside the frame. That pooled water corrodes the internal hinge hardware. We clear the weeps and inspect the hinges for pitting every time we touch an impact casement in Miami.
  • Older ECO Garden Windows with hinge sag and blown thermal seals. UV exposure and Miami’s constant expansion-and-contraction cycle take a toll on garden window hinges and insulated glass units on mid-century CBS homes. The hinge sag is usually repairable; a blown seal on a garden window is almost always a replacement call.
  • Missing or lapsed NOA paperwork blocking a simple replacement. We’ll get into this below, but if the original ECO window on a 1960s CBS home has an NOA number that’s no longer active, even a like-for-like sash swap needs a new product approval application before the inspector signs off. This catches people off guard constantly.

ECO Window Systems Service in Miami: What Local Conditions Mean for Your Equipment

Only in Miami does a window replacement permit trigger a mandatory review of the existing structure’s whole-window NOA listing. Let’s say you own a 1960s CBS bungalow in West Miami with original ECO windows. The original Miami-Dade approval number from the 1980s may have lapsed or never been recorded in the current system. The city’s permit review flags it, and now your like-for-like sash swap requires a full new product approval application before the inspector will sign off. That’s a Miami-specific reality that doesn’t exist in Fort Lauderdale or Palm Beach, and it means the paper trail matters as much as the physical installation.

Our field experience reinforces this. We took out three ECO 5000 single-hungs in a Little Havana CBS bungalow after the home inspection flagged failed balances and impact-lock corrosion from decades of salt air. We reset the openings with galvanized tap-cons, shimmed the buck depth to fit the new ECO 9000 impact-rated casements, and had to file a product approval supplement because the original 1980s NOA number was no longer active. Then we re-caulked with a marine-grade polyurethane. Measure twice, say it once, show your work.

ECO Window Systems Models & Products We Service in Miami

ECO Window Systems Models & Products We Service in Miami

We service the full residential ECO Window Systems line, with the most field time on these four families: the ECO 5000 Series Single-Hung, the ECO 7000 Series Horizontal Roller, the ECO 9000 Series Impact-Rated Casement, and the ECO Garden Windows. Our parts approach splits along a line: genuine factory balances, rollers, and weatherstripping when safety or HVHZ test retention depends on it, and aftermarket upgrades when the factory spec doesn’t hold up in Miami. The Galva-Paint epoxy-coated anchors and stainless steel trim screws we stock outperform OEM hardware in salt air, and we keep them on hand for faster turnaround across Miami-Dade.

We recommend replacement over repair when the frame shows pitting deeper than 1/32 inch, or when the original Miami-Dade NOA certification is missing from the record and the cost of a new approval application exceeds the repair value.

ECO Window Systems Service Pricing in Miami

Here’s what ECO Window Systems construction work costs in Miami. These are flat written prices, not estimates that drift once the job starts.

Service Price Range (Miami)

Impact Window Installation (per opening, ECO 9000 casement) $9,440-$17,700
Whole-House Impact Window Retrofit (typical 8-12 openings, ECO 9000) $41,300-$59,000
