Can you replace just the glass in my ViewLux 300 Series single-hung, or does the whole sash need to go?
Most of the time we replace just the glass, not the whole sash, as long as the vinyl frame has not warped and the corners are still welded tight. A fogged 300 Series single-hung is usually a failed desiccant seal, which is a glass unit replacement, not a sash replacement. My east Austin slab home’s ViewLux sliding door sticks halfway-is that a door problem or a foundation problem?
That is a question we answer with a level and a tape measure before we touch the door. If the slab has settled enough that the opening is out of square, the door is sticking because the frame is racked, and no roller swap will fix it permanently. In those cases we shim the frame, reinstall the door, and document the movement so you know whether a foundation specialist is the next call. We will not sell you a roller replacement that we know will not hold.

Does the Heritage Tree ordinance affect my ViewLux window replacement on a Central Austin lot?
Yes. Austin’s Heritage Tree ordinance requires a city permit and mitigation payment to remove any tree 19 inches or more in diameter, and City Council approval for trees at 24 inches or more is effectively impossible. If your window’s rough opening sits within the root zone of a protected live oak, like many 1970s Brentwood or Crestview ranches do, the city may require arborist review before we can reframe or cut any roots. For a standard 700 Series double-hung, an aftermarket balance with the same weight rating and attachment specs performs the same as the OEM part in normal use. The difference shows up in longevity under Austin’s heat cycles; OEM balances typically hold their tension longer. We give you the price for both and let you decide.
