Here’s the gotcha most Los Angeles homeowners run into: a Kohler 12-inch rough-in toilet is not always a true 12-inch rough-in once you account for the finished wall depth. In older Los Angeles homes where walls were furred out or plaster over lath adds thickness, the centerline measurement can drift to 11¼ or 10¾ inches. That’s a failed inspection or a returned fixture if you bought the toilet before the wall was finished. We measure the rough-in after the wallboard is up, not before.
For shower valves, the Kohler Rite-Temp pressure-balancing valve is the standard in most of our Los Angeles additions. It comes in two body styles: screwdriver stops and no stops. If you’re in a Los Angeles hillside zone with hard water, budget for the version with integral stops so you can service the cartridge without shutting down the whole house. Signs Your Kohler Home Additions & ADU Is Failing

- Low flow at the new fixture while the old house runs fine. Nine times out of ten in Los Angeles, this is an undersized supply line feeding the addition. The pressure drops when the irrigation system kicks on. The fix is a dedicated ¾-inch home run, not a new Kohler cartridge.
- Toilet rocks or the wax seal fails within six months. This usually means the flange was set at the wrong height relative to the finished floor. In a Los Angeles addition with tile, the flange needs to sit on top of the finished floor, not flush with the subfloor. A double wax ring is a patch, not a fix.
- Shower temperature swings when the washing machine fills. The pressure-balancing cartridge is doing its job, which means the rough-in pressure is marginal. This is a supply sizing issue, not a fixture failure. On Los Angeles hillside lots with municipal pressure under 45 psi, we spec a pressure regulator bypass or a booster pump at the addition.
- Condensation on the toilet tank in summer. Los Angeles humidity plus a cold-water supply line in an uninsulated chase equals a puddle. The fix is an insulating tank liner or a tempering valve, and it’s easier to install at rough-in than after the tile is set.
- Drain gurgling in the new bathroom after a flush. The vent is too far from the trap, or the addition’s waste line ties in downstream of a vent that was never upsized. Los Angeles code wants a 2-inch vent through the roof on a new bathroom group. An ADU with one full bath and kitchenette falls at the lower end of that range when it’s a garage conversion; a two-story addition with a primary bath starts pushing the upper end. The variables that move the number: foundation type (post-tension slab vs. raised floor), distance from the main sewer lateral to the new wet wall, and whether the existing panel has spare capacity for a new water heater.
A Kohler-specific rough-in, meaning the valve bodies, tub drain, toilet flange, and fixture supply lines set before drywall, runs $1,800 to $4,200 in Los Angeles depending on fixture count and access. Final trim and fixture setting adds $900 to $2,600. Every line item goes in the written quote before work starts, and no change proceeds without a signed change order. There’s a safe middle ground here. An owner can check the shutoff valves at the new fixture, verify the water pressure at a hose bib with a $10 gauge, and confirm the toilet doesn’t rock. Those observations save a service call and they’re genuinely useful when you describe the problem over the phone. What an owner shouldn’t do is cut into a pressurized supply line, rework a drain, or open a wall to move a valve body. Water damage in a Los Angeles addition is the most expensive mistake a homeowner makes after a bad tile job, and a failed sharkbite fitting at 2 a.m. doesn’t care that you saved $300 on a plumber.
