Blanco Home Additions & ADU: The Los Angeles Owner’s Guide

A full Blanco home addition or ADU in Los Angeles runs $53,100 to $153,400 installed, depending on square footage, foundation work, and finish level. That’s the number we put in writing before anyone picks up a framing hammer, and it’s the number your project should finish within. If you’re reading this because an existing addition is failing structurally, leaking at the roofline, or your ADU was built without permits, the fix path starts with a free site assessment and a written scope.

Most Blanco homeowners call us after the honeymoon ends: a converted garage shows drywall cracks at every opening, a permitted addition’s roofline sags six years in, or an in-law suite needs a separate utility line that was never pulled. The good news is that structural and systems corrections are what we’ve done longest. The honest news is that “Blanco” doesn’t exist as a home additions manufacturer. Rowan Construction Group is an independent Los Angeles contractor, and this page exists because people search for Blanco-branded fixtures and land on projects built around them. If you have a Blanco kitchen faucet, sink, or fixture inside a planned addition or ADU, this is the right page. We’ll cover cost, compatibility, and what actually happens on-site.

What “Blanco” Means in a Home Addition or ADU Context

Blanco is a German manufacturer of kitchen sinks, faucets, and related fixtures, not a builder of home additions or accessory dwelling units. In Los Angeles, when a homeowner asks about a “Blanco addition,” they usually mean one of two things: an addition or ADU spec’d around Blanco kitchen fixtures, or a project where Blanco hardware failed mid-install and needs replacement before inspection passes.

That distinction matters because it changes what you’re actually buying. A Blanco sink does not require a Blanco plumber, but it does require an installer who understands the undermount clip system, the drain offset, and the faucet hole configuration for your specific series. Blanco models like the Silgranit and Cerana lines have non-standard cutout templates. If your countertop fabricator cuts the hole from a generic template, the sink lip sits proud or the clips bite sheetrock instead of stone. We see this on jobs where cabinets were installed first and the countertop came later.

We also stock parts for KraftMaid and Cambria and Silestone, so a Blanco sink set into Cambria quartz or Silestone is a combination we’ve handled repeatedly. The compatibility gotcha that costs Los Angeles homeowners the most: Blanco’s Cerana and Culina series use different faucet hole spreads, and a three-hole kitchen faucet from one series will not swap onto the other without an escutcheon plate. Check the label under the sink basin before ordering any fixture.

Signs Your Blanco Home Addition or ADU Is Failing

Signs Your Blanco Home Addition or ADU Is Failing
  • Undermount sink separating from the countertop. This is almost always a clip failure or the wrong adhesive for the stone type. In Los Angeles, where temperature swings between conditioned indoor air and dry outdoor air stress even the best silicone, separation shows up first at the front lip.
  • Drywall cracking at door and window corners inside the addition. Diagonal cracks at 45 degrees from the corners mean the wall is racking. This is structural, not cosmetic. The addition may be missing shear wall or the connection from the new roof to the original house was never properly bolted.
  • Roofline sag where the addition ties into the original structure. A visible dip at the tie-in point usually means the valley flashing was installed without load calc, or the new rafters are undersized for the span. Los Angeles’ occasional heavy rain exposes this within one season.
  • ADU kitchen faucet leaks at the base, not the supply lines. Blanco faucet cartridges and O-rings wear faster in Los Angeles hard water. A leak at the base after one or two years is usually the cartridge, and it’s a $40-$90 part, not a faucet replacement.
  • Permit history doesn’t match what’s built. If your ADU has a second kitchen when the permit shows a wet bar, or the addition’s square footage exceeds the recorded plan, you have a compliance problem before you have a construction problem. Los Angeles Department of Building and Safety will flag this on any future permit on the same lot.

Replacement Cost & What’s Included

For Los Angeles, a Blanco home addition runs $53,100 to $153,400. An ADU specifically runs $106,200 to $259,600. A garage conversion runs $35,400 to $94,400. These are the ranges we quote from, and they include the Blanco-specific fixture work inside: sink mounting, faucet installation, and supply-line integration.

What drives the range: foundation type (post-tension slab versus raised), whether the addition ties into the existing roofline or carries its own roof, the presence of a bathroom (bathroom remodel range is $10,620 to $33,040), and the finish level of the kitchen (kitchen remodel range is $16,520 to $53,100). The Blanco sink itself might be $300 or $1,800 depending on series. Installation labor for the fixture is typically a line item on its own.

Every quote from Rowan Construction Group is a flat written price with a written scope and written warranty. Under Clause 1 of the Haven Standard, that price is on paper before anyone starts. If a change comes up, a signed change order precedes the work, which is why our projects finish within a few percent of the number the customer agreed to. We’ve done this since 2007 across 4,000-plus projects.

DIY or Call Us?

You can safely identify your Blanco sink model by checking the label under the basin and photographing the faucet from underneath. You can order a Blanco cartridge replacement and install it with basic hand tools if you’ve done plumbing before. What you should not do is attempt structural corrections on an addition or ADU: moving a load-bearing wall, sistering rafters, or cutting a new opening in a shear wall are not weekend projects. Get those wrong and the failure is not a leak, it’s a section of your house that no longer holds its shape.

What we recommend: call us for a free site assessment, and we’ll tell you which parts of the project are genuinely urgent and which ones can wait. Grant Rowan grew up in the Crenshaw district and trained in construction technology at Los Angeles Trade-Tech, and the habit he brought to this company is simple: measure twice, say it once, show your work. You’ll get a documented photo record of what we find, even on the first visit.
