On the plumbing side, you’re usually looking at the Delta Trinsic or Delta Cassidy collections for faucets and shower trim, plus MultiChoice universal valves behind the wall. On the door hardware side, Delta’s Addison and Windemere lines show up most often in ADU specs. The compatibility gotcha for Los Angeles owners: a MultiChoice valve body from 2016 will accept current Delta trim kits, but a pre-2014 valve body will not - the cartridge port spacing changed. Before you order any trim, pull the trim plate and look at the valve. If the model number starts with “R10000,” you’re current spec. If it’s an older casting, the trim kit you buy off the shelf may not seat. We carry both generations on our trucks because the older valve bodies are still everywhere in Los Angeles ADUs built between 2012 and 2016.

On OEM versus aftermarket: Delta’s OEM cartridges and trim are our default for anything behind a wall or under pressure. Aftermarket equivalents exist for cosmetic pieces - escutcheons, handles, aerators - and we’ll use them when the finish matches and the part isn’t load-bearing. But a pressure-balance cartridge or a valve rough-in is not where you save forty dollars. We say that plainly because we’ve replaced enough failed knockoff cartridges in Los Angeles to know the failure curve. You don’t want to open a wall twice.

  • Water pressure drops in the new addition while the main house holds steady. This usually means the Delta pressure-balance cartridge in the addition’s shower valve is clogged with sediment, or the valve body was installed with undersized supply lines. – Fix is usually a cartridge swap, not a replumb.
  • The shower temperature swings when someone flushes a toilet. That’s the Delta pressure-balance spool sticking. In Los Angeles, hard water accelerates mineral buildup on the spool, and the fix is a new cartridge - but if the valve is pre-2014, it’s a valve replacement, not a cartridge.
  • A Delta faucet drips from the base, not the spout. This points to the O-rings on the faucet body, not the cartridge. The cartridge seals the water path; the O-rings seal the housing. Replacing the cartridge won’t fix a base leak. It’s a ten-dollar part and a thirty-minute job if you know which line you’re working on.
  • The ADU’s Delta door hardware turns but doesn’t retract the latch. The spindle is stripped or the latch mechanism is out of alignment with the strike plate. In Los Angeles, we see this most often in ADUs that settled after a wet winter - the framing moved, the strike plate didn’t.
  • Rust staining appears under the Delta fixture’s base. That’s either the mounting gasket failing or the counter surface underneath wasn’t sealed. Water is wicking under the fixture and sitting there. Left alone, it delaminates particle board countertops in about a year.

A Delta pressure-balance cartridge replacement runs $295 to $650 including the OEM part and labor, while a full MultiChoice valve replacement - which means opening the wall, sweating copper or running PEX, and closing the wall back up - runs $945 to $2,950. If the failure is in the rough-in plumbing because the original ADU contractor undersized the supply lines, you’re into the $4,130 to $11,800 range for a correction, because we’re replumbing the wet wall, not swapping a part. You can safely check a few things yourself: read the model number off the valve body, confirm whether the trim matches the valve generation, and note when the problem started. You can also shut off the water and look for obvious mineral buildup on the cartridge if you’ve done this before. What you shouldn’t DIY is anything that requires opening the wall, sweating pipe, or pulling a pressure-balance cartridge on a valve that’s actively leaking. A cartridge under line pressure can eject if it’s not seated correctly, and the water in a California ADU supply line doesn’t give you a second chance. We see at least a few Los Angeles calls each season from a DIY cartridge swap that became a flooded stud bay. The honest line: if the part is cosmetic and you’re comfortable with a basin wrench, go ahead.
