GAF Kitchen Remodeling: The Los Angeles Owner’s Guide

GAF is a roofing and waterproofing manufacturer, not a cabinet or countertop company, so if you’re searching for “GAF kitchen remodeling” in Los Angeles, the real question is usually about moisture management behind the finishes. A full kitchen remodel in Los Angeles runs $16,520 to $53,100 installed, and the GAF-specific work we do most often is fixing what water did to the walls before new cabinets go in. Homeowners typically discover the problem the same way: a soft spot behind the sink cabinet, a musty smell under the counter, or peeling paint along the baseboard that never quite dried out after the last rainy season.

Here’s the honest framing: GAF doesn’t make kitchen cabinets or quartz counters. What GAF makes is the waterproofing and underlayment systems that keep a Los Angeles kitchen from rotting from the inside out. If you have GAF materials in your kitchen assembly, or if you’re planning a remodel in a house that’s had roof or wall leaks, this page tells you exactly what to expect, what we stock, and what it costs.

Which GAF Models This Applies To

In a Los Angeles kitchen context, the GAF products we work with are almost always in the moisture-management layer, not the finish layer. The most common is GAF StormGuard, a self-adhering waterproof underlayment originally specified for roof valleys and eaves but often used as a flashing membrane behind exterior-facing kitchen walls. We also see GAF Deck-Armor, a breathable synthetic underlayment some LA builders spec as a vapor-control layer under tile and stone in kitchens that sit on slab foundations.

The compatibility gotcha to understand: GAF StormGuard is not rated for continuous exposure, and it fails in kitchens when a contractor uses it as the only waterproofing behind a sink wall with no topcoat. In Los Angeles, where summer highs push attic and wall-cavity temperatures past 120°F, that membrane can soften and lose adhesion within five to seven years. A proper kitchen waterproofing assembly pairs GAF underlayment with a surface-applied liquid membrane like RedGard or Hydro Ban. If you’re telling us “the previous guy used GAF under the tile,” we know exactly what to check first.

Rowan Construction Group is an independent contractor. We are not affiliated with GAF and we don’t present ourselves as a GAF-authorized installer for kitchens. What we are is a Los Angeles remodeling contractor that has pulled apart enough failed kitchen assemblies to know which underlayments held up and which ones didn’t.

Signs Your GAF Kitchen Remodeling Is Failing

Signs Your GAF Kitchen Remodeling Is Failing

When a moisture barrier fails in a Los Angeles kitchen, the symptoms are usually visible long before the structural damage gets expensive. Here’s what we find on walk-throughs:

  • Peeling paint or bubbling drywall along the sink wall. The membrane has detached from the sheathing and water is wicking into the gypsum. By the time paint blisters, the drywall behind it is already soft.
  • A musty smell that comes and goes with the weather. Los Angeles humidity spikes in June and during winter rains. If the odor fades in dry weeks and returns when it’s damp, you have a slow leak inside the wall cavity, not a surface cleaning problem.
  • Baseboards that stay swollen or dark at the bottom. Water travels down from a failed barrier and pools at the plate. Swollen MDF baseboard is the canary here.
  • Grout cracking along the bottom row of the backsplash. When the wall behind tile flexes from moisture expansion, grout lines crack first at the highest stress point, which is always the bottom course.
  • Cabinets that have pulled away from the wall at the top. A wet stud expands and twists. The cabinet was hung on that stud. The gap at the top tells you which stud is wet.

Each of these has a documentable cause. When we open the wall, we photograph it, describe the membrane condition in the notes, and you keep the evidence.

Replacement Cost & What’s Included

A full kitchen remodel in Los Angeles runs $16,520 to $53,100. If you’re only addressing the moisture layer and rehanging existing cabinetry, you’re typically in the $3,540 to $7,670 range for membrane replacement, drywall repair, and reinstallation. Here’s how that breaks down on a written quote:

  • Backsplash installation: $945 to $2,950
  • Countertop installation: $2,360 to $7,670
  • Cabinet installation: $4,720 to $15,340
  • Kitchen island installation: $3,540 to $11,800

What drives the range is the condition of the substrate once we open the wall. If the studs are dry and sound, the number stays low. If we find rot at the bottom plate or termite damage that rode in on the moisture, the scope changes and so does the price. That’s where the signed change order comes in: under Clause 1 of the Haven Standard, no work proceeds on a change until you’ve signed a written change order with the new number on it. You’ll never get a surprise invoice at the end.

Every quote is a flat written price with a written scope and a written warranty. The 365-Day Done Right Promise applies to kitchen work the same as everything else: if it’s not done right, we make it right.

What you can safely check: look at the grout lines along your backsplash, pull the bottom drawer out of the sink cabinet and feel the floor of the cabinet for softness, and run a finger along the baseboard where the wall meets the floor. Those three checks tell you whether you have a moisture problem.

What you should not do is open the wall yourself. A wet Los Angeles kitchen wall often hides mold behind the drywall, and opening it without containment sends spores through the house. We run negative air and contain the work area before demolition starts. If termites are present, the wall needs a licensed pest assessment before we rebuild it. We coordinate that too.
