Here’s the compatibility gotcha owners need to know: ECO Window Systems changed their balance shoe design in 2017. Windows manufactured before that year use a 5/8-inch shoe with a round channel; windows manufactured after use a 3/4-inch shoe with a square channel. They are not interchangeable. If you order a replacement sash or balance assembly for a pre-2017 window and the supplier sends the post-2017 hardware, it will bind. We check the manufacturing date stamped on the corner of the glass spacer before we order anything.

The other piece of information you’ll want: the window’s serial number is etched into the lower-left corner of the frame, readable from inside the house. That number tells us the series, the glass package, and the manufacturing date. If you can read it before calling us, it saves a step. If you can’t, we’ll find it during the site visit.

  • Condensation between the glass panes. The seal has failed. You’re seeing moisture trapped in the airspace that should be filled with argon gas. In Los Angeles, the temperature swings between Santa Ana heat and coastal fog accelerate this failure, and once the seal goes, the window’s insulating value drops by roughly half.
  • The crank handle spins but the sash doesn’t move. On ECO casement and awning windows, the operator gear strips after repeated use against a hinge that’s accumulated cooking grease and dust. The fix is usually an operator replacement, which is a bolt-in job, not a full window replacement.
  • Water staining on the interior casing below the window. This is the one that signals trouble for a kitchen remodel. The leak could be from failed exterior flashing, a clogged weep hole, or a warped sash that no longer seats. We find the source and fix it before the new cabinets go in, because cabinets hide water damage until it becomes a structural problem.
  • The sash drops when you open it. The balance system has failed. On ECO double-hungs, this means the constant-force springs or the balance shoes. It’s a repair, not a replacement, and it’s typically a one-visit fix with parts we carry on the truck.
  • Visible rot or soft wood around the frame exterior. Los Angeles doesn’t get Midwest winters, but irrigated landscaping and morning marine layer keep wood damp enough for rot. If the rough opening has soft wood, the window has to come out to address it properly during the remodel, not after the tile backsplash is set.
