Jerith Kitchen Remodeling: The Los Angeles Owner’s Guide

If you have Jerith aluminum fencing or railing on your Los Angeles property and you’re planning a kitchen remodel, the connection isn’t obvious until it becomes a problem. We regularly integrate Jerith posts, rails, and gate hardware into kitchen-adjacent outdoor spaces during renovations, and we also replace failed Jerith components that have outlived their useful life in the Southern California sun. A full kitchen remodel in Los Angeles runs $16,520-$53,100, and when Jerith components are part of that scope, we price them as line items, not hidden costs.

Most Los Angeles homeowners discover their Jerith part has failed in one of three ways: a gate that drags on the concrete after years of settling, a post that wobbles when someone leans on it, or powder coat that has chalked and peeled after ten-plus years of direct sun exposure. The failure is usually visible before it’s dangerous, which means there is time to plan the replacement into a larger remodel rather than paying for an emergency fix.

Which Jerith Models This Applies To

Jerith manufactures residential and commercial aluminum fence and railing systems, and the compatibility issue that catches Los Angeles homeowners off guard is this: Jerith gate hinges and latch hardware are matched to specific gate frame profiles, not interchangeable the way generic hardware is. A Jerith pool gate from 2008 will not accept a 2019 hinge bracket without modifying the gate frame. When we run into this on a kitchen remodel that touches the backyard, we identify the part by measuring the gate frame’s internal channel width, checking the hinge pocket depth, and reading the product label stamped on the bottom rail if it survives.

The OEM-versus-aftermarket decision for Jerith parts comes down to the gate. For fenceline posts and pickets, a quality aftermarket post cap or bracket usually works fine because the tolerances are forgiving. For gate hinges, latches, and self-closing mechanisms, we recommend Jerith OEM parts every time. The hinge geometry is load-specific, and a generic replacement hinge that binds after one season will cost more in callbacks than the OEM part cost up front. We keep common Jerith gate hinges, latch assemblies, post caps, and rail brackets on our trucks, and we can order any Jerith series part through our supplier network with a two-day lead time in the Los Angeles area.

Signs Your Jerith Kitchen Remodeling Is Failing

Signs Your Jerith Kitchen Remodeling Is Failing
  • Gate drags on the concrete or pavers. Los Angeles soil expands and contracts with seasonal moisture, and over five to ten years, the gate post shifts. The gate still closes, but the bottom rail shaves a groove into your driveway or patio surface. This is a post-set issue, not a gate problem, and it is worth fixing before the hinge welds fatigue.
  • Latch won’t catch without lifting or forcing the gate. This is misalignment from post movement or hinge wear. Forcing the latch works until the weld on the gate frame cracks, and then the gate is held by the self-closing spring alone.
  • Powder coat is chalking, and the white residue won’t rinse off. Los Angeles UV exposure breaks down the polyester topcoat on Jerith finishes despite the brand’s durability claims. Chalking means the protective layer is gone and the aluminum substrate is oxidizing underneath. We have replaced five-year-old Jerith sections within a mile of the coast where salt air accelerated the failure.
  • Post wobble at the base. If you can rock the post with one hand, the post cement has fractured or the post was never set to the right depth. A wobbly post transfers lateral load to the rail brackets, and eventually the rail pulls out of the bracket channel.
  • Self-closing gate slams instead of closing gently. Jerith gates are required to self-close around pools, and when the closer piston loses pressure, the gate falls closed hard. The repeated impact breaks the latch case, and you are looking at a gate that does not satisfy the Los Angeles County pool barrier code until it is fixed.

Replacement Cost & What’s Included

When Jerith parts are replaced as part of a Los Angeles kitchen remodel that extends into the backyard, outdoor kitchen, or pool area, the parts and labor are priced as separate line items on the written quote. The cost spread for the full remodel is $16,520-$53,100, and Jerith component replacement typically lands between $470 and $2,950 in additional scope depending on the gate hardware, number of posts, and rail sections involved.

What drives the range: whether the existing posts can be salvaged or need to be re-set in new concrete, whether the gate frame itself is salvageable or has a cracked weld, and how much of the finish has failed. A simple hinge-and-latch replacement on one gate sits at the low end. A full section of Jerith fence replacement with new posts and re-powdered panels runs higher. Under the Haven Standard, every quote is a flat price with a written scope and written warranty. No work starts until the change order is signed, and the price on that document is the price.

There are things an owner can safely check. You can measure the gap between the gate and the latch post with a tape measure. You can check whether the posts are plumb with a level. You can photograph the label on the bottom rail before it degrades further. What you should not do is dig out and re-set a Jerith post yourself. Aluminum posts in Los Angeles are set in concrete footers, and getting the depth, plumb, and lateral support wrong means the gate will be out of alignment in a year. Gate hinge replacement on a pool gate is also not a weekend job; the gate is under tension from the self-closing mechanism, and the code requirements for Los Angeles County pool barriers do not change because the work was DIY.

If you’re already planning a kitchen remodel and the Jerith section is adjacent to the project, bundling the parts replacement into the same scope usually saves you labor and mobilization cost. Call (470) 298-9650 and we will give you a written price before anything starts.
