- Panel has pulled free of a post at the top rail. This usually means the post concrete is intact but an internal rail bracket has sheared or a post insert has backed out. Los Angeles clay soil expands and contracts through wet and dry cycles, and a post that shifted 1/4 inch can pop a top rail loose.
- Cracked panel, especially near the bottom rail or a mid-rail joint. Bufftech panels are rigid PVC, and direct impact from a mower, a branch, or a vehicle bumper transfers stress to the weakest point at the rail pockets. UV exposure over ten or more Los Angeles summers can make the edges more brittle than the field of the panel.
- Post leaning at the base. This is rarely a Bufftech product failure. It is nearly always a concrete footing poured too shallow for the wind load, or a footing undermined by irrigation washout. We see this a lot in the San Fernando Valley and the Westside, where sprinkler lines run close to fence lines.
