Belgard Home Additions & ADU: The Los Angeles Owner’s Guide

A Belgard home addition or ADU (accessory dwelling unit) in Los Angeles typically runs $53,100 to $153,400 installed, and the work generally takes 3 to 7 months from permit submittal to final inspection. Most owners don’t discover a problem with the addition itself; they discover it in the details: a paver that’s shifted beside the new foundation, a Belgard retaining wall pulling away from the setback line, or a hardscape edge that no longer drains the way it did when the addition was new. The structure is rarely the failure point. The integration is. And that’s where Rowan Construction Group gets called most often: to fix the seam where a Belgard hardscape meets a new living space, costing more to correct after the fact than it would have cost to do right during the build.

Which Belgard Models This Applies To

Belgard doesn’t make wall panels or roof trusses. What Belgard makes for home additions and ADU projects in Los Angeles is the hardscape system: pavers, retaining walls, edging, and permeable pavement that wrap the new structure and tie it to the lot. The compatibility questions we hear center on paver series - Mega Arbel, Urbana, Lafitt, Catalina - and retaining wall blocks like the Diamond and Weston lines. Here’s the gotcha most owners miss: Belgard paver thickness varies by application. A pedestrian patio paver is 60mm thick. A driveway or ADU approach that carries a vehicle needs 80mm or the paver will crack at the edge within two Los Angeles winters, because our clay-heavy soils expand and contract sharply between wet and dry seasons. If the original installer used 60mm pavers where an ADU’s carport or sideyard drive now runs, that’s a parts mismatch, not a warranty problem. And no series is interchangeable across thicknesses; an 80mm Mega Arbel won’t flow into a 60mm Mega Arbel field cleanly. Rowan stocks both thicknesses across the major Los Angeles-spec Belgard series, plus the matching edge restraints and polymeric sand Belgard specifies for Southern California soil conditions. We are an independent service provider - we install and repair Belgard systems, but we are not affiliated with Belgard or its distributors.

Signs Your Belgard Home Additions & ADU Is Failing

Signs Your Belgard Home Additions & ADU Is Failing
  • Pavers sinking or lipping at the structure’s edge. This is usually a base failure, not a paver failure. In Los Angeles, where many addition sites expanded into former yard space, the original soil wasn’t compacted to the same spec as the foundation. The paver drops, the edge becomes a trip hazard, and water starts running toward the new wall instead of away from it.
  • A retaining wall leaning or bulging at the middle. Belgard retaining blocks are designed for specific wall heights and soil loads. A wall that was built for 3 feet of soil but is now holding back 5 feet after the addition’s grading is overstressed. Los Angeles seismic activity doesn’t help a wall that’s already at its limit.
  • Polymeric sand washing out after every rain. This means the joint sand isn’t bonding, which points to either the wrong sand for the application or paver movement underneath. Once the joints are open, water gets into the base, and the freeze-thaw cycle we do get in the foothill neighborhoods (even if mild) accelerates the damage.
  • Efflorescence or white residue creeping up the retaining wall face. Water is moving through the wall’s core and depositing minerals on the surface. In a Belgard wall, that indicates a drainage issue behind the block, not a cosmetic one. Left alone, it means hydrostatic pressure building against the wall every time it rains.
  • Gaps opening between the addition’s foundation and the paver edge. New concrete cures and settles slightly. If the Belgard perimeter wasn’t installed to account for that settlement, you’ll see a growing gap at the transition within the first year. That gap invites water to pool exactly where you don’t want it: at the foundation line.

Replacement Cost & What’s Included

For a Los Angeles home addition or ADU that includes Belgard hardscape replacement and proper base reconstruction, installed pricing runs $53,100 to $153,400 depending on scope. That’s the full-project range. For hardscape-specific repairs around an existing addition: paver edge resetting and base compaction starts around $4,130, retaining wall reconstruction typically lands between $8,260 and $21,240 depending on wall height and linear feet, and full paver replacement with correct-thickness material runs $4,130 to $12,980 for a typical sideyard or walkway scope. What drives the number is what’s under the pavers: if the base was never compacted correctly, you’re paying for excavation and rebuild, not just a paver swap. Under Clause 1 of the Haven Standard, you get a written price and written scope before any work starts. The crew shows up background-checked and uniformed, and you receive a documented photo record of what was found and what was done. The 365-Day Done Right Promise covers the work: if it isn’t done right, Rowan makes it right.

There are things you can safely check on your own: look for standing water against the addition’s foundation after a rain, walk the paver perimeter and note any movement or lipping, and check whether the retaining wall cap blocks still sit tight. What you shouldn’t DIY is the fix. Pulling up Belgard pavers that have shifted and resetting them without addressing the base is how you spend a weekend doing the same failed repair twice. Rebuilding a retaining wall that’s holding back soil next to a structure you’ve invested five or six figures in is not a weekend project; a wall that fails takes the grade with it, and in Los Angeles County that can mean a soil report with a structural engineer before you’re allowed to rebuild. If the wall is over 4 feet, the city likely requires a permit and a geotechnical review anyway. At Rowan Construction Group, Grant Rowan has spent two decades on residential and light commercial work across Los Angeles County, and the calls he gets most often for hardscape failures around additions are from owners who tried to save money on the repair and ended up rebuilding the whole thing. Measure twice, say it once, show your work. Call (470) 298-9650 and we’ll put a written price in front of you before anyone picks up a tool.
