Oldcastle Bathroom Remodeling: The Los Angeles Owner’s Guide

Oldcastle bathroom remodeling in Los Angeles typically runs $10,620 to $33,040, and most full remodels take two to four weeks once materials arrive. We install Oldcastle-compatible bathroom systems and stock the common failure parts: shower pans, wall surrounds, corner shelves, and trim kits. Most Los Angeles homeowners discover a problem the same way: a hairline crack in the pan that grows, a discolored seam where the surround meets the pan, or a corner shelf that has pulled loose from the wall. Mold follows water, and water follows even a 1/16-inch gap.

Rowan Construction Group is an independent contractor and not affiliated with Oldcastle. We work on Oldcastle products because they are common in tract housing, condos, and rental rehabs across Los Angeles, and because the failure patterns are predictable enough to price honestly. Grant Rowan grew up in the Crenshaw district and has spent two decades on residential projects across Los Angeles County. He will tell you the same thing about Oldcastle: the components are fine, but the installation is where these jobs succeed or fail.

Which Oldcastle Models This Applies To

Oldcastle’s residential bathroom line overlaps heavily with what shows up in Los Angeles multifamily and single-family work: one-piece fiberglass tub-shower units, two-piece shower surrounds, and direct-to-stud shower pans with matching wall panels. The compatibility gotcha that bites most owners is the drain location. Oldcastle pans are manufactured as left-drain, right-drain, or center-drain, and the rough-in plumbing under the slab or subfloor has to match. A left-drain pan will not drop onto a right-drain rough-in without moving the P-trap, which is concrete work in most Los Angeles homes built on slab foundations.

If you still have the installation paperwork, the model number is usually stamped on a label behind the access panel or on the underside of the pan lip. If the label is gone, measure the pan from stud to stud and note the drain placement. That tells us which series you have. For OEM versus aftermarket: Oldcastle-branded replacement pans are available through plumbing supply houses in Los Angeles but often carry a

lead time. Quality aftermarket pans from brands like Swan or Mustee are often in stock locally and meet the same dimensional specs. We quote both and let you see the price difference in writing.

Signs Your Oldcastle Bathroom Remodeling Is Failing

Signs Your Oldcastle Bathroom Remodeling Is Failing
  • Hairline cracks radiating from the drain opening. This is flex fatigue. The pan was bedded in mortar at install, or it was not. An unbedded pan flexes with every shower and eventually cracks at the thinnest point, which is always around the drain.
  • Spongy spots in the shower floor. Water has gotten between the pan and the substrate and is breaking down whatever was beneath it. In Los Angeles slab homes, this means water sitting directly on concrete, which wicks and spreads. The spongy feel is the pan delaminating from its base.
  • Discoloration at the seam where wall panel meets pan. That seam relies on a gasket and sealant. When either fails, water creeps behind the surround and starts working on the drywall or greenboard behind it. By the time the seam looks bad, the wall behind it is usually wet.
  • A corner shelf that has pulled away from the wall panel. These shelves are typically bonded or snapped into the surround. When one pulls loose, it means the panel behind it has shifted, usually from moisture swelling the substrate.
  • Musty odor that returns within days of cleaning. That is mold in the wall cavity or under the pan, not on the surface. Surface mold cleans off. Cavity mold requires opening the wall to see how far it has spread.

Replacement Cost & What’s Included

In Los Angeles, we quote Oldcastle bathroom remodeling as a flat written price, not an estimate with a range that drifts. A small bathroom remodel runs $5,900 to $14,160. A full bathroom remodel runs $10,620 to $33,040. Where your job lands depends on three things: whether the pan or surround can be replaced as a component, whether the wall framing behind the surround is still sound, and whether the drain rough-in matches the new pan’s drain location. The third one is the wild card. Moving a drain in a slab means saw-cutting concrete, and that is precisely the kind of thing we put in writing before anyone picks up a saw.

Every quote includes parts, labor, debris hauling, the written scope, and the written warranty. Under Clause 1 of the Haven Standard, the price is written before anyone starts. If we find rot behind the surround mid-job, we stop, document it with photos, and hand you a signed change order before a single additional hour is billed. That discipline is why our projects have finished within a few percent of the agreed cost across 4,000-plus jobs since 2007.

You can safely inspect the outside of an Oldcastle pan and surround. Look for the cracks, the spongy floor, the pulled shelf. What you should not do is cut into the wall behind a shower surround to see how bad the moisture damage is. The moment you open that wall, you are into plumbing, possibly electrical, and definitely mold remediation territory, and none of that is a weekend job. If the failure is just a worn trim kit or a cracked corner shelf on an otherwise dry surround, a careful owner can sometimes handle that swap. If the pan has cracked or the seam is leaking, call us at (470) 298-9650. We will tell you over the phone whether it sounds like a component swap or a full remodel, and we will put the price in writing before the first visit.
