Boxabl Bathroom Remodeling: The Los Angeles Owner’s Guide

A full Boxabl bathroom remodel in Los Angeles typically runs $10,620 to $33,040 installed, depending on whether you’re doing a surface-level refresh or opening walls to move plumbing and re-waterproof everything. We stock Boxabl-compatible fixtures, valves, and finish materials on the truck, and we can usually complete the work in 7 to 14 days once the written scope is signed. Most Boxabl owners call us after noticing water staining at the base of the prefab wall panels, a shower pan that flexes, or a factory vanity that’s delaminating along the bottom edge.

Rowan Construction Group is an independent contractor, not affiliated with Boxabl. But we’ve worked on enough of these units across LA County to know exactly what fails, what fits, and what doesn’t.

Which Boxabl Models This Applies To

Boxabl’s Casita units are built on a standardized 20-foot by 20-foot chassis, and the bathroom footprint is consistent across the current production line: a 5-foot by 8-foot wet room with a factory-set shower pan, a 30-inch vanity, and a wall-hung toilet carrier bolted through the structural frame. If you pull the lower drawer from the vanity, the unit label is usually on the inside right face of the cabinet box, and it’ll list the build date and panel series. Early 2021 to 2023 units used a compression-fit PEX manifold behind the shower valve that’s prone to weeping at the crimp rings. Later units switched to a brass manifold, which is far less likely to fail on its own.

Here’s the compatibility gotcha worth knowing: the factory shower pan in a Casita is a 32-inch by 48-inch fiberglass composite with a 2-inch offset drain, and it is not a stock size at any Los Angeles plumbing supply house. If the pan is cracked or flexing, you either order the OEM pan from Boxabl and wait, or you have a contractor build a custom waterproof pan in place using a sheet membrane like Schluter KERDI. We generally recommend the custom pan. It’s faster, it costs about the same once freight and wait time are factored in, and it can be sloped properly for a curbless entry, which the factory pan does not accommodate well.

For fixtures, you have good aftermarket options. The factory faucet is a basic two-handle centerset, and anything with a 4-inch centerset footprint from Kohler, Moen, or Delta will drop into the existing predrilled vanity top. The shower valve is the one part where you want to be careful: Boxabl uses a proprietary escutcheon plate that covers a slightly oversized rough-in hole. A standard Delta or Moen trim kit will leave a gap. We stock Moen’s Posi-Temp valve with an oversized trim plate that covers the opening cleanly, which saves you from patching the wall panel.

Signs Your Boxabl Bathroom Remodeling Is Failing

Signs Your Boxabl Bathroom Remodeling Is Failing
  • Water staining at the bottom edge of the wall panels. This usually means the factory silicone bead at the shower pan junction has failed, and water is wicking up into the composite panel core. It’s not a structural emergency, but it doesn’t self-correct, and the longer it sits, the more panel you’re replacing.
  • The shower pan flexes or makes noise when you step in. That’s a sign the factory support bed underneath has compressed or wasn’t fully shimmed during the initial set. The pan will eventually crack at the drain collar. This is the most common failure we see in LA units, and it’s caused by the unit settling after placement.
  • The vanity bottom edge is swelling or delaminating. Boxabl uses a thermofoil-wrapped MDF vanity box, and MDF doesn’t tolerate standing water. A leak at the supply stops, a slow drain leak, or even years of damp towels resting against the toe kick will cause the wrap to peel. Once the substrate swells, the vanity is done.
  • Low water pressure at the shower head only. The factory-installed flow restrictor in the Boxabl shower head is a small plastic disc that catches sediment quickly, especially in LA neighborhoods with older galvanized supply laterals. We can swap the shower head for a higher-flow model, but the right fix is pulling the restrictor and flushing the line. The catch: the restrictor is behind a crimped retainer, not a screw, so it’s not tool-free.
  • The toilet rocks or the carrier plate shows rust at the bolts. The wall-hung toilet in a Casita mounts to a steel carrier behind the wall panel, and if the unit has settled or the carrier bolts were over-torqued at the factory, the plate will start pulling away from the frame. You’ll see the toilet shift when you sit. That’s a fix-now item before the carrier tears out of the wall entirely.

Replacement Cost & What’s Included

For Los Angeles, here’s how Boxabl bathroom remodel pricing breaks down, all installed with material line items shown separately on every written quote.

  • Full Boxabl bathroom remodel: $10,620 to $33,040. This includes demolition of the existing wet room, new waterproofing substrate, custom shower pan or replacement pan, new fixtures, new vanity, and full finish work.
  • Small Boxabl bathroom refresh: $5,900 to $14,160. Surface-level work: new vanity, new fixtures, re-caulking, panel refinishing or replacement where needed, and no structural or plumbing relocation.
  • Walk-in shower conversion: $5,310 to $14,160. We remove the factory shower surround and pan, rebuild the waterproof envelope, and install a curbless pan with a proper slope to the drain.
  • Tub-to-shower conversion in a Boxabl with an aftermarket tub: $4,130 to $11,800. Applies only if a previous owner installed a tub; the factory Casita doesn’t ship with one.
  • Shower replacement (pan, surround, valve): $3,540 to $10,030. We pull the factory pan and surround, replace the valve body if needed, and set a new waterproof system.
  • Vanity replacement with installation: $945 to $3,540. This covers a 30-inch vanity with a solid-surface top, new supply stops, a new p-trap, and disposal of the old cabinet.

The spread comes down to three things: whether we’re replacing the waterproofing layer or just the finishes, whether the plumbing rough-ins need to move, and which finish brands you choose. Every Boxabl bathroom quote we write in Los Angeles is a flat price with a written scope, and no work starts until you sign it. The labor comes with a 365-Day Done Right Promise: if it isn’t right, we fix it. That includes the shower pan slope, the valve depth, and the vanity install.

There are a few things you can safely check yourself. Pull the shower head and see if the restrictor disc is clogged. Inspect the silicone bead at the shower pan junction with a flashlight and look for hairline gaps. Check under the vanity with a dry paper towel at the supply stops. Those are all harmless, and what you find tells us a lot before we even arrive.

Beyond that, we’d say stop. The two genuinely dangerous items are the wall-hung toilet carrier and the shower valve. The toilet carrier is bolted through the structural steel frame, and if the bolts have pulled loose, the entire fixture can detach from the wall with several hundred pounds of force. The shower valve sits behind a wall panel, and accessing it means cutting into the prefab composite, which releases fiberglass particulate and risks the structural panel if you cut without knowing the stud layout. Both are jobs for a trained professional with the right tools and a documented record. Call (470) 298-9650 and we’ll look at it, photograph what we find, and send you a written price before any work starts. The estimate is free.
