  • Module joint leaks at the marriage line. The seam where two Abodu modules connect is sealed at the factory, but the seal can pull away after thermal cycling or heavy rain. We saw this on a Silver Lake Abodu Series Two where the owner reported a sagging ceiling corner after the first winter storm. The factory-applied foam seal had separated at the module joint, letting water wick into the framed corner. We re-flashed the joint with ZIP system stretch tape, added a custom bent-metal drip cap above the band joist, and replaced the water-damaged drywall and corner trim. The ADU dried to 10% moisture content within four days and has stayed dry through two subsequent storm seasons.
  • Door misalignment from leveling or substrate prep. Prefab modules sit on piers or a slab, and if the site prep was slightly off, the doors bind at the threshold or the latch no longer lines up. This isn’t a foundation failure in most cases; it’s a shimming and adjustment issue. We check the sill, the hinge alignment, and the gap around the frame before we recommend anything structural.
  • Mini-split condensation dripping from the mechanical closet. In compact Abodu mechanical closets, the HVAC duct chafes against the cassette housing as the unit cycles. That chafing plus LA’s coastal humidity in neighborhoods like Venice or Mar Vista can produce condensation that drips onto the ceiling drywall below. It’s usually a duct insulation and drainage slope fix, not a new mini-split.
  • Perimeter trim loosening and corner trim warping. Abodu’s exterior trim is subject to thermal expansion. After several hot Los Angeles summers, especially on units with full western exposure in the San Fernando Valley, the corner trim can warp and pull away from the cladding. We replace warped sections, re-secure the trim with proper fasteners, and re-caulk the joints with a sealant rated for the movement we actually see.
  • Weatherproofing gaps at the roof-to-wall transition. The flashing where the Abodu roof meets the wall is another factory-sealed connection that ages differently depending on whether you’re in a marine layer zone or a dry inland heat zone. We inspect these transitions during routine service calls and re-flash before a small gap becomes a ceiling stain.
