Barrette Home Additions & ADU: The Los Angeles Owner’s Guide

Home additions and ADUs in Los Angeles run $53,100 to $153,400 for a Barrette-compatible build, including design documentation, permits, foundation work, framing, and finish trades. The number lands where it does because Los Angeles has seismic shear-wall requirements, hillside lot conditions, and a permitting process that is different from any other city in the state. Most owners call us after a previous contractor’s number stopped making sense on paper: a change order arrived for something the original quote implied was included, or the scope described the framing but never mentioned the electrical service upgrade the city would require.

We are an independent Los Angeles construction contractor, not affiliated with Barrette. We work with Barrette products and components on home additions and ADU projects because their dimensional consistency shortens framing time and keeps our written estimate honest. Which Barrette Models This Applies To

Barrette’s outdoor living and structural product lines show up in Los Angeles home addition work in a few specific places: railing systems on second-story additions, privacy screen panels used as guardrails on roof decks, and occasionally their aluminum or vinyl components where an ADU needs a code-compliant exterior railing at a door landing. The part match matters because Barrette railing kits are not universal. A railing post sleeve sized for Barrette’s 2" x 2" aluminum baluster system will not accept a competitor’s 2-1/4" baluster, and the mounting brackets are drilled for Barrette’s specific post spacing. If the part on your addition is a Barrette-branded railing section, post cap, or bracket, look for the small stamped logo near the bottom of a baluster or on the underside of the top rail. The measurements to note are the baluster width, the post outside dimension, and the distance between post centers.

OEM Barrette parts cost more and match without modification. For aluminum railing, we use OEM first because the powder coat matches across batches. For composite trim and fascia pieces, a quality aftermarket equivalent from a vetted supplier often performs identically for less money, and we quote both numbers so the choice is yours.

Signs Your Barrette Home Additions & ADU Is Failing

Signs Your Barrette Home Additions & ADU Is Failing
  • Railing wobble at the post base. The post bracket has loosened or the substrate underneath (often a stucco fascia on a second-story addition) is soft. In Los Angeles, we see this after two or three rainy seasons if the original flashing was skipped.
  • Powder coat flaking in patches, not scratches. That is the aluminum oxidizing under the coating, common within five miles of the coast. The marine air accelerates it, and once it starts, it spreads under the finish.
  • Balusters pulling free at the top rail. The crimped connections inside the top rail have worn. This is a common failure on sun-exposed railings in the San Fernando Valley, where summer heat cycles expand and contract the aluminum all day.
  • Gate section sagging or dragging. The hinge post is no longer plumb because the post was set without enough embedment or the concrete footer was undersized for the gate weight.
  • Water staining below a railing line. The post base plate has no sealant left, and water is running behind the plate into the wall below. On an ADU with a door landing railing, this shows up as a brown streak on the stucco underneath.

Replacement Cost & What’s Included

For Barrette railing and outdoor structural component replacement within a larger Los Angeles home addition, installed pricing runs $2,360 to $7,670 for a typical guardrail section swap that includes the top rail, balusters, post caps, and mounting brackets. A full railing rebuild for a second-story deck wings higher, reflecting the underlying flashing work and any stucco repair needed before new posts go in. When the home addition or ADU itself is being built or expanded, the railing scope sits inside the project total of $53,100 to $153,400, which is the range our written estimates for Los Angeles additions currently land within.

Every quote is a flat price with written scope, including the parts, labor, fasteners, flashing, sealant, and a written workmanship warranty. No change proceeds without a signed change order. Under Clause 1 of the Haven Standard, the price is written before anyone starts, and the invoice matches it unless you signed a change.

There are three things an owner can safely check before picking up the phone: whether any post cap screws are backed out, whether the post base plates have visible movement when pushed by hand, and whether the railing section is within 2" of plumb using a level. What you should not attempt yourself is removing or resetting a second-story railing post. The post is tied to the structure below it, and the anchor bolts are under tension. If one lets go while the section is un-bolted, the rail section goes over the edge and takes whatever it hits with it. That is not a hand-tool job. If the section is on a ground-level landing and the post is simply wobbled loose into a concrete footer, that one is reasonable for a confident homeowner with an impact driver, fresh anchor bolts, and a tube of structural epoxy.
