Boral Windows & Doors: The Los Angeles Owner’s Guide

Boral window and door replacement in Los Angeles typically runs $5,310 to $17,700 installed, depending on the opening size, the series you’re matching, and whether the frame needs full replacement or component-level repair. We keep a rotating stock of common Boral-compatible hardware and weatherstripping on our service trucks for the most frequent failures: broken balances, worn rollers, failed glazing beads, and compressed seals. Most Los Angeles owners discover a problem the same way: a window that suddenly won’t stay up, a door that drags and won’t latch, or a draft that gets worse every winter morning when the marine layer settles in.

Rowan Construction Group is an independent contractor, not a Boral dealer or factory affiliate. We source OEM and quality aftermarket parts across fifty-plus brands, Boral among them, and we quote a written flat price before the first tool comes off the truck.

Which Boral Models This Applies To

Boral doesn’t manufacture windows and doors under its own label in the way Andersen or Milgard does. Boral is the material supplier: their proprietary Accoya®-style acetylated wood composite and PVC-laminated trim systems go into the frames and sashes of windows and doors that are then fabricated and branded by regional manufacturers. In Los Angeles, that means the label you find on the sash doesn’t say Boral. It might say TruStile, Cantera, or a local millwork company that cuts and assembles using Boral substrates.

Here’s the compatibility gotcha that matters: the same Boral substrate is used across multiple fabricator brands, so a part for one “brand” of window often fits another, as long as the profile measurements match. Don’t order by label alone. Look for the milled size on the edge of the sash, the manufacturer’s stamp on the hinge or balance channel, and the glass spacer width, which is usually 1/2″ or 5/8″ on Boral-framed units. When we quote a replacement part, we measure those three things before we order or cut anything, because the label alone leads to a wrong part roughly a third of the time in older Los Angeles homes where windows have been mixed and matched over decades.

The OEM vs. aftermarket decision on Boral parts is more forgiving than it is on vinyl. Because the substrate is consistent, a quality aftermarket balance, roller, or weatherseal that matches the profile spec performs as well as the original. The place we insist on the actual fabricator’s part is anything milled and finished: an extension jamb, a sash replacement, a custom drip cap. Those have to be cut and color-matched, and “close enough” looks wrong in direct southern California sunlight.

Signs Your Boral Windows & Doors Is Failing

Signs Your Boral Windows & Doors Is Failing
  • Window sash drops or won’t stay open. The spiral or block-and-tackle balance inside the jamb has lost tension or snapped. You’ll hear a metallic rattle when you tilt the sash. This is the single most common Boral window failure we see in Los Angeles, especially on the west-facing walls around Westchester and Playa Vista that bake in afternoon sun.
  • Door drags across the threshold or sticks at the top corner. The roller assembly on a sliding door has flattened, or the panel has settled out of square because the original installer shimmed it wrong. The fix is usually new rollers plus a re-shim, not a new door, but the longer it drags, the worse the track wear gets.
  • Visible daylight or draft at the sash meeting rail. The interlock at the center of a double-hung or sliding window uses a compressible Boral weatherseal that degrades in Los Angeles’s dry heat. After five to seven years, that seal has lost flexibility and won’t close the gap. You can check it with a dollar bill: if the bill slides out without resistance, the seal is done.
  • Fog between panes, or water staining on the interior stop. The insulated glass unit seal has failed. Boral-framed windows use warm-edge spacers that fail slowly, but fail predictably. The symptom is haze that comes and goes with temperature. This is a glass replacement, not a window replacement, and it’s a fraction of the cost.
  • Locking hardware that no longer aligns or operates. The keeper and latch were installed slightly off, and the opening has moved in the frame over years of thermal cycling. In coastal zones like the Palisades or Redondo, salt air accelerates corrosion on the small internal fasteners. On most Boral-framed casements and sliders, the hardware can be removed, cleaned, and reset without replacing the whole sash.

Replacement Cost & What’s Included

Installed Boral window replacement in Los Angeles runs $5,310 to $17,700, and the range breaks mostly on opening count and sash size, not on the parts themselves. A single component repair (a balance replacement, a roller assembly, a weatherseal refresh) typically lands between $180 and $480 per window or door opening when the frame itself is sound. A full-frame replacement, where the exterior trim, flashing, and interior stops come out and go back in, is the top of the range and usually reserved for openings with water intrusion or rot in the rough framing.

Every quote we write in Los Angeles is a flat price with a written scope and a written workmanship warranty. That means the labor, the parts, the haul-away, the photo record, and the cleanup are in the number before we start. You don’t get a change order unless you ask us to do something outside the original scope, and under Clause 1 of the Haven Standard, no change proceeds without your signature on that change order first.

We also stock and quote parts for other brands in our service area, including KraftMaid cabinets, Cambria and Silestone countertops, and a range of window and door hardware we’re asked about weekly.

You can check three things without opening a toolbox. First, remove the sash and look for a visible snap or crack in the balance channel. Second, test the weatherseal with a dollar bill as described above. Third, photograph the manufacturer’s label and the milled profile dimensions so you have them when you call. Those photos save a trip charge.

What you should not do is attempt to re-tension a spiral balance or replace a spring-loaded roller without the right winding tool. Spiral balances are under tension even when the sash is tilted in for cleaning. Let the sprung end go uncontrolled and a hand injury is a real possibility. The same goes for any window where the lifting force required is beyond what you can comfortably manage with one arm. That’s the moment to call (470) 298-9650.
