  • Condensation between glass panes. The seal on a double-pane unit has failed, and the insulating argon or krypton fill has escaped. The window still works, but its thermal performance is gone, and Los Angeles sun will turn the interior haze permanent.
  • Door drags or won’t latch cleanly. Boxabl’s steel frame expands and contracts with temperature, and a door that was borderline from the factory will bind in summer heat. Adjusting works temporarily; the real fix is a new door that matches the frame clearance correctly.
  • Window crank or sliding track feels gritty. The hardware was never designed to be serviced long-term. Once the rollers or crank gear wear, the whole sash usually needs replacement, not just the mechanism.
  • Visible sealant pulling away at the corners. This is the early warning. Water in Los Angeles may be seasonal, but wind-driven dust and the occasional winter storm get into the same gap. Left alone, the substrate under the seal starts to degrade.
