  • Sill leaks at brick-to-window interfaces in Oak Cliff and the M Streets. Those 1920s and 1930s brick homes were built before modern flashing standards. Over decades, the brick mullions shift, old caulk fails, and water finds the sill. We remove the old sealant, install high-flex flashing at the mullion, and re-seal with a product that moves with the clay, not against it.
  • Thermal bowing of dark-colored CGI Estate Collection frames. Dallas summers run days at a time above 100°F, and dark bronze or black frames absorb that heat unevenly. We’ve seen Estate Series frames bow enough to cause locking issues at the meeting rail. The fix is usually a different finish or a replacement sash, not a full window replacement.
  • Seized casement operators after years of clay movement. The crank mechanism on a casement window has tight tolerances. When the frame shifts a quarter inch, the operator binds and eventually strips. We replace the OEM crank and re-align the sash so it operates smoothly again.
