Which Cover Models This Applies To

Cover manufactures a range of panelized home addition and ADU models, most commonly the Studio, One Bedroom, and Two Bedroom configs. Each uses a proprietary steel-frame panel system with interlocking wall cassettes, and the compatibility gotcha most owners hit is this: the connector plates changed between the 2019 and 2022 production runs, so a panel from the earlier series will not seat flush against a later-series frame without an adapter bracket. We check the serial tag on the interior of the corner post before ordering anything.

For OEM versus aftermarket, our honest recommendation is mixed. Structural wall cassettes and roof panels should be OEM Cover parts, matched to your model year. Cosmetic items, like interior trim, baseboards, and exterior skirt boards, can go aftermarket without downside. In Los Angeles, the temperature swings between Santa Monica and Sherman Oaks are mild, but the UV exposure is relentless. Exterior seals and gaskets on Cover units degrade faster here than the manufacturer’s general lifespan estimates suggest.   • Visible seam separation at panel joints. The interlocking cassettes shift as the foundation settles, especially in areas like Eagle Rock and Mount Washington where hillside soil movement is a year-round fact. If you can slide a credit card into the seam, the gasket has compressed past usefulness and the seal needs replacement.
  • Water staining on the ceiling or at wall-roof intersections. This is usually the roof flashing, not the roof panel itself. Cover’s factory flashing is aluminum and works well at first, but repeated thermal expansion in places like Woodland Hills, where summer roof temperatures can hit 140°F, eventually cracks the sealant bead. We see this on units four to six years old.
  • Doors that stick or no longer latch square. The frame of a Cover addition depends on the corner posts staying plumb. If a door starts binding, the unit has shifted, and the fix may involve re-leveling the foundation pads before any door adjustment will hold.
  • Condensation on interior wall surfaces. This points to a failed vapor barrier or a gasket that has delaminated. Los Angeles coastal humidity in places like Playa del Rey is underrated as a cause. Moisture trapped inside a wall cavity leads to mold, and mold in a steel-frame panel system is a much bigger job than the original seal failure.
  • Cracking at the connection point where the addition meets the primary house. Two structures settle at different rates. Cover units are relatively light, and the host house is heavy. The transition strip is the stress point. We inspect this junction on every call, because early cracking is fixable and late cracking is structural.

What you should not do is remove wall cassettes, touch the roof panel fasteners, or attempt to re-level the unit yourself. The panels are under structural load, and releasing a connector plate without understanding the load path can cause a panel to shift suddenly. That is how people get hurt.
