CWS Home Additions & ADU: The Los Angeles Owner's Guide

We install CWS-compatible home additions and ADU components across Los Angeles, with complete projects typically running $53,100 to $153,400 depending on square footage, foundation work, and utility runs. Most owners call us after discovering a structural issue during a remodel, or when the original addition starts showing signs the framing or waterproofing was never done to Los Angeles seismic code. If you have a CWS product that is cracking, leaking, or failing at the connection points, we can assess it, quote a written price, and get the fix scheduled. Call (470) 298-9650 for a free estimate on CWS-specific replacement or full ADU construction.

We are an independent contractor based in Los Angeles, not affiliated with CWS. What that means for you: we can work on any CWS home addition or ADU without warranty restrictions, and we source parts from multiple suppliers rather than one manufacturer's catalog.

Which CWS Models This Applies To

CWS home additions and ADUs in Los Angeles generally fall into two construction classes: stick-built additions tied to the existing roofline, and detached ADUs on slab or pier foundations. The parts that fail are rarely brand-specific hardware. They are structural connectors, shear wall panels, waterproof membrane, and foundation anchors. Those are the same materials we use on new builds, which means replacement parts are available from Simpson Strong-Tie, Grace, Tyvek, and similar manufacturers, not just through CWS channels.

The compatibility question matters most at the roof tie-in and the foundation connection. A CWS addition built before 2016 in Los Angeles was not required to meet the same shear wall and anchor bolt standards now enforced under the 2022 California Building Code. If you are replacing a failed wall section or redoing the connection between the addition and the main house, we will check what is actually there, not what the original drawings say. Sometimes the drawing says one thing and the original crew did another. Grant Rowan has seen enough of those since starting in this trade that we photograph everything before we quote, so the written price reflects the job as it is, not as it was supposed to be.

Signs Your CWS Home Additions & ADU Is Failing

Signs Your CWS Home Additions & ADU Is Failing
  • Cracks at the roofline where the addition meets the original house. This usually means differential settlement or an under-built shear connection. In Los Angeles, clay soil expands and contracts with the rain season, and that movement finds the weakest joint.
  • Doors and windows that stick or will not latch. The opening is no longer square, which points to foundation movement or a sagging header. Shimming hardware is a temporary fix; the frame issue will return.
  • Water staining on the ceiling or at wall corners. This is often a failed roof flashing at the tie-in, or a waterproof membrane that was never properly lapped. Los Angeles gets less rain than other markets, but the rain that does come arrives fast and finds every missed seam.
  • Spongy or sloping floors. Pier-and-beam ADUs settle differentially. A floor that bounces means a joist or beam is undersized or rotting.
  • Visible separation at drywall seams or tape lines. Minor cracks happen. Gaps that widen seasonally indicate the addition is moving independently of the main structure, which is a shear wall and anchor problem, not an aesthetic one.

Replacement Cost & What's Included

For a CWS addition or ADU repair in Los Angeles, expect to pay between $53,100 and $153,400 when the job involves structural reinforcement, membrane replacement, or connection rebuilds. A targeted fix like replacing failed flashing or shoring one corner of a settling foundation is on the lower end. A full shear wall replacement, foundation anchor retrofit, and re-tie of the roof to current code sits at the upper end, especially if we need to pull permits and redo the waterproofing at the same time.

Every quote from us is a written line-item price. You will see the material cost, the labor cost, the permit line, and the warranty language, and no work starts until you sign the change order. That discipline is why our projects finish within a few percent of the agreed number. We also include a documented photo record of every visit, so you can see what was found, what was replaced, and what the finished connection looks like.

You can safely check for visible cracks, water staining, and door alignment issues. You cannot safely recalculate a shear wall, cut into the roof tie-in, or work under a raised floor without the right equipment and training. Foundation and structural work done wrong creates a hazard for anyone inside the building, and in Los Angeles, unpermitted structural changes will block a future sale. We recommend calling (470) 298-9650 if you see any of the failure signs above. The first step is an assessment, and the estimate is free.
