- The ADU’s Delta door hardware turns but doesn’t retract the latch. The spindle is stripped or the latch mechanism is out of alignment with the strike plate. In Los Angeles, we see this most often in ADUs that settled after a wet winter - the framing moved, the strike plate didn’t.
- Rust staining appears under the Delta fixture’s base. That’s either the mounting gasket failing or the counter surface underneath wasn’t sealed. Water is wicking under the fixture and sitting there. Left alone, it delaminates particle board countertops in about a year.
