Dvele Home Additions & ADU: The Los Angeles Owner's Guide

Home additions and ADUs built to Dvele’s modular system range from $53,100 to $153,400 installed across Los Angeles, and we quote every one of them with a written flat price before anyone swings a hammer. Dvele homes arrive as factory-built modules, which means the “parts” that fail aren’t drywall screws or door hinges – they’re the connection points, envelope seals, and integration systems where a precision-built module meets a California foundation. Owners typically discover a Dvele-specific issue the same way: a utility spike, a persistent draft along the module seam, or a water stain that appears in the same spot after every rain.

Rowan Construction Group is an independent contractor – we’re not affiliated with Dvele – but we’ve worked on enough Dvele home additions across Los Angeles County to know what fails, what holds, and what a repair should honestly cost. Grant Rowan grew up in Crenshaw and trained in construction technology at Los Angeles Trade-Technical College, which means he approaches a Dvele project the same way he approaches every structural job: identify the load path, verify the connection, and document everything before touching a single fastener.

Which Dvele Models This Applies To

Dvele’s current product line – the Dvele IQ series and the expanded Dvele ADU models – shares a common modular envelope system, and the compatibility issues we see in Los Angeles follow the same pattern across every floor plan. The critical part isn’t a wall panel or a window unit. It’s the marriage wall, the factory seam where two modules are joined, plus the perimeter connection strips where the module sits on the foundation. Those connection details are Dvele-specific: the bolts, the compression gaskets, the sealant chemistry – they’re engineered into the flooring and wall cassettes.

If you’re trying to identify whether a replacement part is Dvele-compatible, check the module label inside the utility chase – usually a metal plate near the electrical panel with the build date, module ID, and series number. Photograph it before you call anyone. That label tells us which envelope generation you have, which determines the gasket spec and the sealant system we’ll need. For most Dvele envelope repairs, we install OEM-spec components rather than generic aftermarket equivalents, because the thermal break and air-sealing performance is tied to the manufactured tolerance of the original part. A generic EPDM gasket from a supply house will fit. It will also fail the blower-door standard that Dvele built into the envelope.

Signs Your Dvele Home Additions & ADU Is Failing

Signs Your Dvele Home Additions & ADU Is Failing
  • Water staining along the module seam or at first-floor corners. In Los Angeles, this usually follows a winter rain sequence, and the cause is almost always a compressed or degraded gasket at the marriage wall or the foundation connection. What looks like a roof leak is often a failed envelope seal 20 feet below the roof.
  • A draft or temperature difference near the central seam of the house. Dvele’s whole-point is a continuous thermal envelope. If one side of the addition feels noticeably colder on a January morning, the air seal at the module joint has opened, and you’re heating air that’s escaping through the wall.
  • Unexplained energy spikes compared to the same month last year. Dvele owners track their energy use more than most, because they bought the system for its performance. A 15 to 20 percent rise in heating or cooling cost without a weather explanation points to an envelope breach, not a behavioral change.
  • Creaking or slight floor movement near exterior walls. Modular attachments shift differently than stick-framed connections during seismic settling and thermal expansion cycles. If the floor feels “live” where it didn’t before, the foundation anchor or the perimeter connection has loosened.
  • Visible sealant cracking or pulling away at the base of the exterior wall. Los Angeles UV exposure is harder on exterior sealants than most manufacturers’ test protocols assume. Cracks at the foundation intersection or around window bucks are entry points for water and air, and they don’t reseal themselves.

Replacement Cost & What's Included

For Dvele home additions and ADUs in Los Angeles, our installed repair and replacement work lands between $53,100 and $153,400 depending on scope: a partial envelope repair at the lower end, a full module re-seal with new gaskets and re-flashed connections at the upper end, and complete Dvele-compatible additions occupying the top of the range. The biggest cost drivers are module generation (newer IQ-series parts cost more than earlier assemblies), accessibility at the marriage wall, and whether the utility chase integration needs to be redone to match current code.

Scope of Work Los Angeles Installed Range
Dvele envelope inspection + sealant re-application $2,360 - $7,670
Marriage wall gasket replacement (single seam) $5,310 - $14,160
Foundation-to-module connection repair + re-flash $5,900 - $16,520
Full Dvele home addition (per project) $53,100 - $153,400
Dvele-compatible ADU construction (ground-up) $106,200 - $259,600

Every quote includes the parts, the labor, the written scope, and a written workmanship warranty. You’ll get the price before any work starts – that’s Clause 1 of the Haven Standard – and no change proceeds without a signed change order. You’ll also receive a documented photo record of what we found and what we replaced, standard on every visit. We don’t do “call for a quote.”

There’s an honest split here. You can safely inspect the visible sealant around your Dvele’s foundation line and window bucks. You can photograph the module label and check your utility bills. You cannot safely re-tension a modular bolt group or re-gasket a marriage wall, because doing that correctly requires knowing the panel’s specified compression, not just tightening things until they feel snug. Go too far and you create a new point of failure. If the issue is more than cosmetic sealant – water staining, a visible gap, movement – call us at (470) 298-9650 before you open the wall. By the time you can see the problem from the outside, you’re usually past what a tube of caulk can fix.

A Dvele envelope is a system. When one part of it fails, the fix has to restore the performance spec, not just close the visible gap. Measure twice, say it once, show your work. That’s how we handle every Dvele repair in Los Angeles.
