The OEM-vs-aftermarket decision for Hardie is straightforward: HardieTrim is the OEM board and there is no aftermarket equivalent we’ll install, because the fiber cement blend density determines how it behaves in wet, hot Los Angeles conditions. For flashing and sealant, we spec OSI Quad Max or Novaflex where the original installer used cheap polyurethane, which fails faster against Hardie’s alkaline surface chemistry. Signs Your James Hardie Windows & Doors Is Failing

- Bubbling paint or peeling finish along the bottom 4 inches. Water is wicking up through the cut edge. Hardie cut ends must be sealed with primer or ColorPlus touch-up; factory edges are cured, field cuts are not.
- Visible cracking in caulk joints at the top corners. The trim boards are expanding and contracting with heat, and the installer used a sealant without the elasticity to track the movement. Los Angeles sees 30-degree daily swings in some inland neighborhoods.
- Soft spots when you press the trim near the sill. The substrate is wet and the fiber cement is delaminating from the hold-fast nails. By the time you can feel softness, the water has been present for at least a season.
- Daylight or draft at the window-to-trim junction. The flashing tape failed or was never installed. This is an air barrier failure, not a window failure, and it will spike your cooling bill through a Los Angeles summer.
- Doors that stick only on one side after a storm. The jamb is swelling because water is entering behind the Hardie trim on that side, usually at a missing or improperly lapped head flashing above the door.

In inland areas with bigger temperature swings, the failure point is almost always the sealant at year 12 to 15, not the board itself. You’ll notice caulk pulling away long before the fiber cement fails.
