Kohler Windows & Doors: The Los Angeles Owner’s Guide
Kohler window and door hardware replacement in Los Angeles typically runs $180-$640 installed for most common parts, and our trucks carry the most-failed Kohler components so we can usually complete the repair in a single visit. Most homeowners discover the failure the same way: a window that won’t stay open, a door that drags against the frame, or a lock that suddenly refuses to turn. You’re not looking for a new window yet. You’re looking for the part that failed, matched to your model, priced in writing before anyone picks up a tool.
Rowan Construction Group is an independent contractor and not affiliated with Kohler. We work on Kohler windows and doors because Los Angeles homes have a lot of them, and because the parts have predictable failure patterns that respond well to a disciplined repair approach rather than a full replacement.
Which Kohler Models This Applies To
Kohler’s residential window and door lines share hardware families across model years, which is good news for parts matching but bad news if you order the wrong revision. The most common units we service in Los Angeles are the Kohler Reflections and Kohler Reserve series, along with patio door assemblies using the Kohler TruBalance roller and hinge system. Check the white label on the inside edge of the window sash or the door’s hinge side. It will list a model number and manufacture date. The date matters: Kohler changed the TruBalance roller diameter from 7/16-inch to 1/2-inch around 2019, and the two are not interchangeable. If you’re measuring rather than reading a label, pull the sash and measure the roller wheel itself, not the housing.
On the OEM-vs-aftermarket question: for Kohler balance springs, sash locks, and patio door rollers, we generally recommend OEM. The spring tension ratings are model-specific, and a generic balance that feels close is the leading cause of a “repaired” window that still drifts. For sweeps, weatherstripping, and glazing beads, a quality aftermarket equivalent saves meaningful money without changing how the window performs. We’ll tell you which category your part falls into before you spend a dollar.
Signs Your Kohler Window or Door Is Failing

- Window sash won’t stay up or drifts shut on its own. This is almost always a failed balance spring or spent TruBalance shoe. The spring has lost tension, not the frame shifting. In Los Angeles, coastal salt air accelerates spring fatigue on ocean-facing windows by roughly two to three years.
- Sliding patio door grinds or sticks mid-track. The rollers have flattened on one side, usually because grit from dry-season winds worked into the track. A flattened roller scores the aluminum track itself, which turns a $40 part into a $200 track repair if left alone.
- Door latch engages but the door still moves when pushed. The strike plate has loosened from the jamb, or the latch bolt is worn short. Either way, the door is no longer doing its security job, and in a Los Angeles home that’s not a cosmetic issue.
- Window crank turns but the sash doesn’t move. The operator gear has stripped inside the crank housing. This is a two-screw, ten-minute swap on most Kohler casements, but the replacement operator must match the arm length, not just the handle pattern.
- Condensation between the glass panes. The insulated glass unit seal has failed. Humidity got in and the argon got out. The glass unit itself gets replaced; the frame stays. Los Angeles summer heat cycles shorten seal life on west-facing windows faster than any other factor we see.
Before
AfterReplacement Cost & What’s Included
Here’s what we charge in Los Angeles for the Kohler parts we replace most often, installed:
- Sash balance / TruBalance spring replacement: $180-$320 per window
- Patio door roller replacement: $220-$410 per door
- Sash lock or keeper replacement: $120-$210 per window
- Casement window operator replacement: $180-$310 per window
- Weatherstripping / sweep replacement: $140-$280 per opening
Every quote is a written flat price before work starts. The number includes the part, the labor, and disposal of the old component. What drives the range: access (second-story windows add ladder time), how many units you’re doing at once, and whether the frame or track needs repair on top of the part itself. Under Clause 1 of the Haven Standard, the price is written before anyone starts, and no change proceeds without a signed change order. If we find hidden track damage, you approve the revised number in writing before we touch it.
DIY or Call Us?

You can check a lot without calling anyone. Pull the sash, look for a cracked balance shoe, measure the roller wheel, photograph the label. That’s useful information to have when you call, and it shortens the conversation. The line we tell Los Angeles homeowners is this: if the repair is held in with screws you can see and does not involve lifting the sash out of the frame, most people can handle it with a $15 part and some patience. If it involves balance springs under tension, lifting a full glass door off its track, or anything that requires a second set of hands, call us. A tired spring still holds enough tension to take a finger. A full glass patio panel weighs more than it looks.
The free estimate covers the diagnosis. Call (470) 298-9650. We’ll show up, measure the part, match it to your Kohler model, and put the price in writing before you commit to anything.
FAQs
Expect 8 to 15 years for balances and rollers, longer for locks and handles, less for weatherstripping. Ocean-adjacent homes in neighborhoods like Playa del Rey or San Pedro run about two years shorter on moving metal parts. West-facing windows with direct afternoon sun also fail earlier than shaded elevations. Call (470) 298-9650 and we’ll tell you what to expect for your specific opening.
Rollers and springs get replaced, not repaired. Locks and operators sometimes just need cleaning and lubrication, which is part of the diagnosis we do at no charge. If the part is genuinely worn, repair means replacement; we’ll show you the worn component before we swap it.
Most single-unit parts replacements take 45 to 90 minutes once we’re on site. Multiple windows in the same visit run faster per unit because the setup time is already spent. You’ll get a photo record of what we found and what we installed before the crew leaves.
Yes. Our trucks carry the most common Kohler balances, rollers, locks, and operator arms for the Reflections and Reserve lines. Between that and what we stock for KraftMaid, Cambria, and Silestone work, we complete roughly eight out of ten parts-only visits in a single trip. If your part needs to be ordered, we tell you that on the phone before we schedule.
Measure twice, say it once, show your work. That’s how we’ve done it in Los Angeles since 2007, and it’s how every Kohler parts repair gets handled. If your window is drifting or your patio door is grinding, call (470) 298-9650 for a free estimate. You’ll get a written number, a matched part, and a documented record when we leave.
