Signs Your Tamko Windows & Doors Is Failing

- The window won’t stay open, or slams shut when released. This is a failed spiral or block-and-tackle balancer. The spring tension inside the balancer has finally given out after years of holding the sash weight, and the window has lost its counterforce entirely.
- The patio door grinds or jumps when you slide it. The roller assemblies on the bottom of the panel have flat-spotted or seized. LA dust and grit work into the ball bearings, and once one roller locks up, the door rides on the housing instead of the wheel, which chews up the track.
- You can see daylight around the door or window edges, or feel a draft on the interior. The weatherstripping and glazing seals have compressed and hardened. In Los Angeles, UV exposure and heat cycling age EPDM rubber faster than manufacturers’ rated lifespans would suggest. Seals that should last 15 years here often need replacement in 8 to 10.
