Therma-Tru Bathroom Remodeling: The Los Angeles Owner’s Guide

If your bathroom remodel involves a Therma-Tru door, frame, or threshold component that’s failed or is failing, the installed price to replace or rebuild that piece in Los Angeles typically runs between $10,620 and $33,040 depending on scope, and it’s a job we handle start to finish. Most owners discover the problem the same way: a door that no longer seals against the frame, a threshold that’s begun to rot or corrode, or a frame that’s out of square after years of moisture exposure in a bathroom that gets daily steam and splash. The good news with Therma-Tru specifically is that the component architecture is standardized enough that a trained installer can usually identify the exact replacement part, match it to your series, and have the door operating correctly without replacing the entire opening.

We’re an independent Los Angeles contractor, not a Therma-Tru dealer or affiliate, which means we can source OEM Therma-Tru parts or quality aftermarket equivalents and give you an honest comparison of both before you spend a dollar.

Which Therma-Tru Models This Applies To

Therma-Tru bathroom doors and frames break down into a few identifiable families. The Smooth-Star series is the most common one we see in Los Angeles bathrooms built between 2005 and 2020: a fiberglass skin over a solid core, usually painted, with a compression weatherstrip that fails first. The Pulse and Classic-Craft lines appear mostly in higher-end remodels where a wood-look interior finish was specified, and those carry different hinge prep and sill geometry than the Smooth-Star. BenchMark by Therma-Tru is the entry line, and it shares frame dimensions with Smooth-Star but uses lighter hardware and a thinner sill plate.

Here’s the compatibility gotcha most owners hit: Therma-Tru’s sill and threshold heights changed across manufacturing years, and a 2008 Smooth-Star frame will not accept a 2018 BenchMark sill without shimming or notching the bottom rail. We’ve corrected this on dozens of Los Angeles jobs where a handyman installed the “close-enough” part and the door leaked or the sweep dragged. To identify your exact part, look at the hinge-side edge of the door slab for a white or silver label with the series name and a date code. If the label is gone, we can measure the slab thickness (typically 1-3/4″ for Smooth-Star and BenchMark, occasionally 1-3/8″ on older Classic-Craft), the hinge prep spacing, and the sill profile to narrow it down before we order anything.

On the OEM versus aftermarket decision: Therma-Tru’s own weatherstrips, sweeps, and corner pads are molded to fit their specific kerf profiles. Aftermarket weatherstrips from brands like MD Building Products will physically slide into the kerf, but they compress at a different rate and tend to fail within two to three years in a steamy bathroom environment. For hinges, we’re comfortable using quality aftermarket ball-bearing hinges on Smooth-Star and BenchMark doors, because the hinge prep is standard. For sills and thresholds, we specify OEM Therma-Tru parts virtually every time. The material chemistry matters: Therma-Tru uses a fiberglass-reinforced composite sill that doesn’t delaminate under repeated wet-dry cycles the way the generic aluminum-and-vinyl sills do.

Signs Your Therma-Tru Bathroom Remodeling Is Failing

Signs Your Therma-Tru Bathroom Remodeling Is Failing
  • Door no longer closes flush against the stop. The top or latch side of the slab rests against the weatherstrip at an angle. This usually means the frame has shifted or the hinge screws have stripped in the jack stud, and forcing the door closed only bends the hinges further.
  • Water staining at the bottom corners of the frame. The sill pan is letting water migrate under the threshold and into the subfloor. On slab-foundation Los Angeles bathrooms, this shows up as darkened grout or peeling baseboard paint adjacent to the door. The sill itself may look fine from above; the damage is underneath.
  • The door “sweeps” the floor on one side but not the other. The slab has sagged or the frame has racked out of square. You’ll see a clearance gap at the top corner opposite the dragging side. This is structural, not a hinge adjustment.
  • Condensation or fog between the glass lites. If your Therma-Tru bathroom door has decorative glass inserts, a failed inner seal lets moisture inside the lite assembly. It’s a cosmetic failure until it isn’t: the trapped moisture accelerates seal failure around the glass frame and can drip into the door core.
  • The sweep or weatherstrip has compressed flat and won’t spring back. Therma-Tru’s bottom sweep has an internal spine that fractures under repeated door closures. Once flat, it’s done: no cleaner or silicone spray restores the compression. Steam and heat from a Los Angeles bathroom accelerate this failure, especially in homes without a properly vented exhaust fan.

Replacement Cost & What’s Included

In Los Angeles, a Therma-Tru bathroom door repair or component replacement typically falls between $10,620 and $33,040 for the full scope of a bathroom remodel involving door and frame work. Smaller scope items like weatherstrip and sweep replacement run lower, usually in the $350 to $700 range installed, but we don’t quote those piecemeal as a standalone service: if we’re out for an estimate, we’re out for the whole condition.

What drives the range on the full remodel number: whether the frame must be reset or rebuilt (which means removing trim, shimming, and re-casing), whether the subfloor under the threshold needs repair from water intrusion, the door series and slab type, and whether you’re specifying glass inserts or a solid slab. Every estimate we write includes a line-item breakdown: the part cost as listed by the supplier, the labor hours at our Los Angeles rate, the disposal fee if a slab is being removed, and the sales tax. We don’t bundle a mystery “materials and labor” number. And under our 365-Day Done Right Promise, if the door doesn’t seal or operate correctly within a year of install, we return and correct it at no charge, parts included.

Some of this is safe for a homeowner to inspect, and I’ll tell you exactly what to check. Pull the weatherstrip away from the kerf along the latch side and look for a stamped or printed date code on the strip itself: Therma-Tru date codes run four digits, week and year. Write it down along with your door series (from the hinge-edge label) before you call anyone. Measure the slab width, height, and thickness with a tape measure. That information puts you ahead of half the calls we get.

What you should not do yourself is attempt a full slab swap or a sill replacement on a Therma-Tru bathroom door. These doors come pre-hung as a system; the slab, frame, and sill are engineered to work together. A slab swap on an existing frame almost always results in a door that binds within eighteen months, because the frame has settled and the replacement slab was never meant to hang in it. Sill replacement means pulling the frame legs, cutting the existing sill, surface-mounting the new pan and flashing it correctly, then re-fastening everything square. If the flashing is wrong, water goes under the threshold and into the subfloor silently for years. That’s the kind of repair that costs three times more to undo than to do correctly. If you’ve got a failed sill, a racked frame, or a door that hasn’t closed properly in months, call us at (470) 298-9650. We’ll tell you honestly whether it’s a part swap or a frame rebuild, and the estimate is written, not spoken.

FAQs

More Than Just the Door

More Than Just the Door

Therma-Tru doors fail in bathrooms for predictable reasons: steam, water, and a floor that moves. Most Los Angeles bathroom remodels that start with a door repair reveal something adjacent, and we’d be doing you a disservice to replace a threshold without looking at what’s underneath it. That means pulling the old sill, inspecting the subfloor and the waterproofing, and telling you what we found with photos you keep. Measure twice, say it once, show your work. That’s how we quote Therma-Tru work, and it’s how we’ve been quoting bathroom remodels in Los Angeles since 2007. If you’ve got a door that doesn’t close right or a threshold that’s soft at the edges, before you call anyone else, call Los Angeles at (470) 298-9650. We’ll give you a written scope and a flat price you can compare line by line. It’s not a quote until it’s written, and we don’t work any other way.

Additional bathroom remodeling services in Los Angeles include full Bathroom Remodel, Small Bathroom Remodel, Walk-In Shower Installation, Tub-to-Shower Conversion, Shower Replacement, and Bathroom Vanity Installation. If you’re considering broader work, we also provide Kitchen Remodeling, Roofing, Windows and Doors, Fence Installation, Driveway and Pavers, and Home Additions including ADUs.
