  • Post lean after rain. Los Angeles clay soil expands when wet and contracts when dry. A post set in less than 24 inches of concrete, or set without gravel drainage at the base, will lean within two or three wet seasons. The fix is a new post with a proper footing, not a temporary brace.
  • Panels lifting at the corners. Wellborn panels lock into routed post channels. Once wind gets behind a loose corner, it works the rail bracket screws out of the post.   • Gate dragging or not latching. The hinge-side post moves first, usually because the gate’s weight pulls it incrementally out of plumb. You’ll see the latch post and the latch no longer line up. Adjusting the hinges only buys time; the post has to be reset.
  • Splitting at post tops. UV degradation opens hairline cracks in unsealed post caps, then water gets in and the post splits from the inside. This is common on west-facing fence lines in Los Angeles that get full afternoon sun every day of the year.
