  • Racking at corner connections from slab movement. Garland’s clay shrinks in summer drought and heaves after spring rain, cycling the soil beneath the module base beams multiple inches a year. We level the support points and restore the original reveals, which is a repair job, not a replacement job, when the module shell is sound.
  • Moisture wicking at base plates during humid summers. Slab sweating is a real problem in Garland from May through September, when the humid air hits the relatively cool concrete. Abodu’s base plates sit low, and capillary action pulls moisture into the trim and bottom track. The result is swollen interior trim, the starting point for mold. We re-flash the base, add capillary breaks, and ventilate the bottom track so the humidity doesn’t become a mold problem.
